The Pre-Construction phase of a project is critical in determining overall project success. With the help of JK Bernhard, all project team members are gathered together to address planning, budgeting, risk assessment, and constructability as the project develops. Effective coordination here allows for changes and adjustments to project elements to ensure that the highest-quality, most efficient product is being produced.

Our capable Pre-Construction Team works alongside clients, architects, and consultants to help ensure that the project is executed efficiently, on time, and within budget while meeting design needs and criteria as defined by the client.

The following deliverables are produced by JK Bernhard for review when contracted on a Pre-Construction basis:

• Project Budgets
  Estimated project budgets are presented as documents are issued, with budgets compiled using a combination of subcontractor proposals and internal estimating takeoffs/reviews.
• Value Engineering Logs
  Compiled by our team and a diverse network of subcontractor, JK Bernhard will identify and recommend potential cost savings for the project.
• Constructability Reports
  Constructability Reports will be prepared to identify items that, in our opinion, may negatively impact construction of the project. These reports intend to identify discrepancies in the drawings, specifications, and/or details as well as other risks that may otherwise generate Change Order claims.
• Pricing Proposal
  A pricing proposal will be provided by JK Bernhard as documents are issued, allowing the client to effectively compare pricing and make final General Contractor selections.
